Can open house be advertised towards realtors and their clients only?

I am FSBO, but in the MLS system via a disounted broker. I am actually offering 4% to agents to bring me a buyer.

I want to have a few open houses to gain exposure, but do not wish to deal with all the nosy neighbors and window shoppers. So I am curious if you can advertise to all selling agents for an open house for them to bring by the clients. This way they could just drop in without any appointment, or come by themselves and see what the home is like, even if they did not have a client at that time.

I have two extrmely nosy, pushy neigbbors who I have ben at odds with over the years. They keep asking me when I’m having my open house, as they want to see inside my home. For some reason they think they have a right to come in as if I’m the local super market now that I’m selling my home. I wish to avoid this. Would the above strategy be wise, or would it work?

    In my market you can put open house dates on the MLS (their is a specific field for such information), or can mention them in the house description that they are only for represented buyers. Offering 4 % and exclusive open houses is a great idea to get your house sold quick. I suggest you check and see if you have the same opportunity on your MLS.

    Ultimately the best way to get your house sold is to let as many prying eyes check it out. And, there is no law against denying a couple of nosy neighbors from any open house you have. But if they dislike you as much as you do them, they could be a good resource for you to find a buyer as they might know someone who would buy your house to "get rid of you".
