Ballons and signs at the intersections leading to the home.

Buy refrigerated cookie dough and bake cookies. The smell will help! Take bottled water. Take your own baking sheet to cook, then you can take it with you when you leave and don’t have to use their dishes. Take paper napkins.

MAke sure to have business cards on hand and any flyers you have built for that property.

Carry a list of comps in the neighborhood (recently sold and on the market). You can use these if someone says they are looking for something bigger, smaller, newer, cheaper, with a pool, etc.

Take some forms and make everyone sign in. The easiest way to get cooperation is to offer a "raffle" and get them to fill out the raffle ticket. You get some good eamil prospects that way. Of course, you have to have something to award (a restaurant gift card works well).

Turn on all the lights and/or open drapes, play light jazz, and make sure the temperature is comfortable.
