I want to host a holiday open house party – what are some reasonable expectations and limits?

I just sat down and made a list of all of the people I would like to invite to the holiday open house party my husband and I plan to host on the Sunday before Christmas (Dec. 21st). There are 104 people on the list! We have a modest home…open kitchen, large dining room, large living room, finished basement…it’s not super huge, but "it’ll do." Anyhoo, before I go inviting everyone or start axing people from the guest list, I wanted some feedback on what is a reasonable number of guests to expect for a party of this nature so close to Christmas. What are some experiences you’ve had? What percentage of folks should I expect to show? How many hours should I run the party? I know not everyone will show up at the same time, either. Any and all suggestions and comments are welcome and appreciated!

Do agents usually let agents from other agencies hold open houses for their listings?

I would like to become more involved in the local market and meet other agents in the area, but it seems as though they are all at odds with each other. Almost everytime I call another agent I don’t get a call back unless I want to show their listing or make an offer. I want to start asking other agents if I can hold open houses for them, but I don’t want to sound weird.
