I was asked by the sellers agent to sign a sign in sheet at the open house. My husband and I wanted to see if we could put an offer in on the house. That’s when I found out from my agent that I shouldn’t have signed the sign in sheet because the seller’s agent could demand that my agent split the commission between the both of them.

About a month ago this house came off the market because the listing expired. However, I just noticed this house was just placed on the market again. Is it still possible for me to place an offer on the house using my buyers agent now that the house has been relisted?

Since I went to see it without a real estate agent, can I no longer bring in a buyers agent to represent me if I want to put an offer in?

I was visiting an open house and got talking with the agent there. According to her it is important that the buyers agent has over 3 years of experience. An offer will get accepted based on the $ amount offered, experience of the agent and how he/she presents the offer and how well known the buyer’s agent is. Hiring an agent who is relatively new and less known will definitely hurt the buyer.
I was wondering how true this is. Also what is involved in "presenting" an offer, what does the buyers agent do?
