Am i responsible for the 2ND mortgage?

I had a townhome that went into foreclosure 13 months ago. the 1st loan is showing closed but with the balance as the bank has not sold the house yet. but the 2nd loan is open and active and 180 days late (the loan was bought by a different bank). the balance on that is near 24k, i called the loan comp and they said to write a letter and offer to settle for 00 with in 30 days and they would consider it. I thought that if the $ from the house didnt cover the the 2nd the it was written off. What do i do! ? Thanks for your advice! also know of a good realestate lawyer that gives free consultations? Im in Colorado.

My husband and I have our house listed through Century 21 and are even having an open house soon but we live in the country (a relaxed atmosphere) and so far have had no takers. We are not asking for hardly any money compared to other houses the same age range and size for the area. We have a son that has medical issues and we need to move to a bigger city to get him closer to his doctors. Does anyone know how we can go about finding a buyer for our house without costing us money that we don’t have?!!!!!?
Our house has been on the market since the beginning of April. We had an open house for other Century 21 real estate agents to come check it out, but this month we have a regular open house. Our agent has our house on realestate.com and on C21′s site but they do not do print ads unless an open house is done.We can’t afford to spend any money in having to pay for ads anywhere because my husband is a dairy farmer and doesn’t make much money. Am I financially stable enough to have a baby?

I have been working since the beginning of 2006 and make ,000 a year (before stupid taxes)…I get about ,800.00 a month after taxes. I still live at home with my parents.

I give about ,000 to my parents every month (helps pay mortgage and my sister’s tuition)…so far, I have given them about ,000. I TRY to put aside 00 a month into my savings, but its tough. According to my personal budget/forecast, at the end of 2008 I SHOULD have about ,000 in my savings, plus an additional ,000 in a CD. I’m also planning on opening up an Traditional IRA next year with annual contributions of the full ,000.

The problem is that my bf is unemployed and it doesn’t seem that he will find a job soon. He is a photographer and its hard to find steady income. Also, I live in SoCal and realestate prices are still inflated. Its about 0,000 for a 1,500 sf house. To rent an apartment will cost about 00/month including utilities.

What do you guys think? Is that good enough?
My bf wants to get married soon, but I’m not all into marriage. I don’t really like the idea of spending ,000 on a wedding when I can put that towards a downpayment for a house.

If you think that I’m not financially stable enough to have a baby…am I at least doing a good job on saving money so far?
I have known my bf for 15 years and have been dating him for 8 years…I’m pretty sure that he’s the right guy for me. He’s already proposed to me several times, but I say "no" just because I don’t really see the point in a big wedding (which he wants).

My bf’s mom is a stay-at-home-mom and my mom works from home, so they both will be available to take care of the future baby.

I know my bf needs to have a steady job before I can have kids, but its hard to be consistant when he is a photographer. I know it sounds like an excuse, but I believe its important to have a job that you love or that you’re good at.

Also, I don’t feel like I’m getting ahead of myself. I have been thinking and investing in my future for a long time. Now that I’m 23 years old, I need to start setting things in stone. I have always planned on having kids by the time I’m 25 years old, but I want to be sure that I can afford it.

Are there any suggestions?

Penalties to withdraw from Roth IRA for house downpayment?

We want to take advantage of the low rates and good realestate prices but we’re a bit short on a 20% downpayment. I’ve read that you can withdraw Roth IRA up to ,000 for a first time buyer to put down towards the purchase of a home. However, it says that the IRA had to be open for 5 years. If it has been open for less, what are the penalties? Is it better to take a loan out on the 401k instead?

Theres no fence between mine and my neighbours house? How do i say this politely?

Theres no fence between mine and the neighbours house. There is a shared drive way between the two houses and garages in the back on either side so itd be hard to get a fence. I’m renting so i cant put one up myself. The realestate won’t do anything, yet they said they were getting quotes done when I moved in .. 10 MONTHS AGO!

Anyway .. my neighbours are great really nice people .. we often go over there and my partner has a few drinks with her parter occasionally. They are nice people .. Anyway she has 7&6 year old boys that love my son who is 19 months old.

Well they always use our trampoline in the backyard coz my son is a little to young for it yet (It doesnt have a net .. it did but they broke it so we just took it off .. Kept having to re-tie broken elastic …)

Now the problem is the trampoline is on our side of the yard and I dont mind them using it but its summer where I live so we have the windows open. The trampoline is directly inline with the window a few metres away .. They call out to my son and get him to talk to them through the window .. And they’ve done it about 10 times today! Even when we weren’t in the room i could hear them yelling out ..

Also on the other side of the house near the back door they come right around if they hear me and aiden in the kitchen, (we bake together .. =D) or they come around to get our cat (im allergic so it doesnt come inside) they come around to the backdoor and interrupt everything .. Its driving me crazy .. I often worry once i hop out of the bath or shower coz i forget a towel a lot of the time or my clothes so i have to run naked or wrap the towel around me. and when im sitting in the bath i can hear em at my backdoor or down the side near the backdoor andi have to wait for em to go till i can go into my room and get changed! I shouldnt have to do that in my own house!

One time i walked into the kitchen and the little boy had opened the door and was starting to walk into the kitchen! I told his mum about this and he got in trouble. Its great they love aiden so much but this is getting really annoying! Especially today when they called out to him while they couldnt even see him!

I cant wait till they go back to school!!! But in the meantime how do you think i could word it nicely? Maybe its just coz im pregnant and overreacting? lol .. thanx anyway .. i feel better now!
I should have to worry about remebering to bring a towel to the bathroom because the neighbours kids are snooping right around the other side of my house near the back door?? The linen cupboard is on the way to my bedroom a few steps out of the bathroom .. But it is in plain sight of the backdoor .. and the actually wooden door has a big glass panel ..
Im allergic to cats thats why it doesnt come inside .. I break out in hives and puff up .. my son recently had an allergic reaction to something and we dont know what and my dads passed his allergies to me so i couldve passed em to my son … i dont want to take the risk .. just incase .. hives are a pain in the bum! lol
