The first one did nothing but let the house sit with a yard sign for 8 months. She did not advertise it, do open houses or bring anyone. The second did open houses, advertised on TV and the paper and got traffic through but they were looky loos. I thought price may be the thing and I could only go lower by paying only one realtor(the buyer’s if he has one) and saving on the commission from a listing realtor. My home is now listed with owners.com. How effective is it to sell ones own house?

Some say that they don’t do open houses because they only account for 2% of home sales.

What I’m wondering is, if whether open houses are effective during the first couple of weeks of listing a house, and then become less effective after that. Although open houses may indeed only account for 2% of home sales, it may be that they account for a much higher % of those houses sold within the first couple of weeks of listing.

Why don’t some realtors want to do open houses?

Since I went to see it without a real estate agent, can I no longer bring in a buyers agent to represent me if I want to put an offer in?

How can I get buyers’ agents to show their clients my house when there are so many listed houses right now?

I have already been in contact with an agent whose buyers dragged her to our open house when they were supposed to be looking at a house across the street. Even though we were one of the clients top picks and we have offered to pay commission to her (nothing specific yet), she seems to be discouraging her clients from purchasing our property. Will this be common? Also, how can I let realtors know that they are welcome. I have just added the information to my website and to my flyers. Should I advertise this in the paper as well?

Listing is not an option, as our realtor (as buyers) looked at the numbers and said there just isn’t enough room to pay the full 6% commission.
